If water is spraying, pouring or pooling from a pipe right now, stop reading and close the main shutoff. The steps are in the urgent block just below. Once the water is off, call the 24/7 line and we will arrange a licensed plumber to repair the pipe.
A burst pipe is a supply or drain pipe that has split, cracked or separated and is letting water escape faster than a drip. Freezes are uncommon here, but they happen, so a split pipe may come from ice or from age, corrosion, a failed fitting, shifting ground or an impact.
Burst pipe emergency: the first ten minutes
Speed matters more than neatness. Water damage grows with every minute the line stays open.
Close the main shutoff
Turn the main shutoff at your house clockwise until it stops. If you cannot find or close it, call Charleston Water System at (843) 727-6800. It is usually on an outside wall or where the line enters the house. Tell dispatch if you cannot close it.
Cut power to the wet area
If water is near outlets, light fixtures, an appliance or the panel, switch off the breaker for that area only if you can reach the panel while standing on dry ground, otherwise stay out and call 911 or the electric utility.
Open faucets to drain the line
With the main closed, open a faucet at the lowest level and one upstairs to relieve pressure and drain the pipes. Flush a toilet once.
Document before you clean
Photograph and video the pipe, the water, the damaged materials and the meter. Your carrier will ask, and the pictures vanish once cleanup begins.
Protect belongings, then call
Move furniture, rugs and electronics out of the way and lift what you can. Then call the 24/7 line and describe where the pipe broke.
Cracked or broken pipe: what the damage looks like
A burst is the dramatic version. Many broken pipes start as a hairline crack, a pinhole or a loose fitting that weeps for weeks before it lets go. Signs include a wet spot on a wall or ceiling, stained baseboards, a hissing in the wall, a sudden drop in pressure, rust-colored drips and a water bill that no longer makes sense.
Where it broke tells you a lot about why. A split along the length of a pipe usually means the pipe itself has failed. A leak at an elbow, tee or coupling points to the joint, either from a poor connection or from movement. A crack in a drain pipe often shows up as a damp floor, a sour smell or a slow drain, and it may call for a camera inspection.
We find the break, shut off and drain the section, cut out the damaged part and replace it with new pipe and fittings of a compatible material. If the pipe elsewhere is in poor shape, we will say so before you commit to a repair that may not last.
Why pipes fail in Hanahan homes
Age is the first cause. A lot of Hanahan housing dates from the 1970s growth, when the city's population went from 8,376 in 1970 to 13,224 in 1980, so many homes are now roughly 45 to 55 years old. Pipes and fittings of that age can be thin, corroded or past their expected life, and a repair at one spot can reveal how tired the rest is.
Polybutylene is another. This gray plastic supply pipe was widely installed from roughly 1978 to 1995 and is known for failing at its fittings. If you have gray plastic supply lines, have a plumber inspect them before one lets go inside a wall.
Other causes are water pressure that is set too high, soil that shifts and moves a buried line, a fitting that was never fully tightened and impact damage from a hammer, a shovel or a nail driven through a wall. Hanahan water is soft, so scale is not the usual culprit here.

Call (855) 575-2890Hurricane Hugo and the pipes after a storm
Hurricane Hugo in September 1989 devastated the Lowcountry with more than $2.8 billion in damage, and many homes were repaired quickly in the years after. That does not mean any particular Hanahan house has pipe problems today, and we do not know the repair history of your home. It does mean that a house with older repairs, patched walls or work done in a hurry is worth a look.
After any major storm, saturated ground, fallen limbs, debris and flood water can strain buried lines and shift fixtures. If you notice low pressure, a wet yard spot or a new stain following a storm, run a meter test before assuming it is cosmetic.
Which pipe is it? Common materials and how they fail
The material tells a plumber what to expect and how to repair it.
| Pipe type | Typical age or use | How it usually fails | Repair approach |
|---|---|---|---|
| Copper | Supply lines in many homes | Pinholes from pitting, failed solder joints, damage at fittings | Cut out the section and install new copper or a transition to PEX |
| Galvanized steel | Older supply pipe | Rust from the inside, thinning walls, low pressure and brown water | Section repair is a short-term fix, so repiping is common |
| Polybutylene (gray plastic) | Supply lines, roughly 1978 to 1995 | Fitting failures that can burst without warning | Inspection and usually replacement. See repiping |
| PEX | Newer supply lines | Failed crimp rings, kinks, damage from sun or sharp objects | Replace the fitting or the section with new PEX |
| Cast iron drain | Older drain lines | Corrosion from the inside, cracks, joint separation | Section replacement or lining, after a camera inspection |
| PVC or ABS drain | Newer drain lines | Cracks from impact or ground movement, glued joints that let go | Cut and replace the damaged piece |
Leak repair for slow drips and weeping joints
Not every pipe problem is an emergency, and a slow weep at a joint can wait for a same-day appointment when available. It should not wait weeks. A small leak soaks framing and insulation, grows mold and can fail suddenly.
If you cannot tell whether a leak is a drip or the start of a break, close the fixture's shutoff valve if there is one and call. If the leak has no obvious source, our leak detection service can find it before anything is opened up.
Copper, drain and supply pipe repair
Copper repairs can be soldered or done with press fittings, and a plumber will pick the method that suits the space, the pipe's condition and the water that needs to stay off during the work. A copper line that has pinholes in several places is usually near the end of its life, and patching one pinhole at a time becomes a recurring bill.
Drain pipe repair is a different job. A cracked drain line may leak only when water runs, and it usually needs a camera to confirm. If the crack is in the main line to the street or septic, confirm who serves your street before assuming the City handles it, since Berkeley County Sanitation, (843) 572-4400, handles sewer issues. See sewer line repair for buried drain breaks.
After the water stops: documenting for your insurance
You have a short window before cleanup erases the evidence. Work through this list while you wait.
- Photos and video of the broken pipe, the water spread and every damaged wall, floor and belonging
- A written timeline: when you found the break, when you shut off the main and when you called
- The meter reading at shutoff, to show how much water was flowing
- Receipts for fans, dehumidifiers, tarps and any hotel stay
- The failed pipe section kept in a bag if the plumber removes it, since the carrier may want to see it
- A copy of the plumber's invoice noting the cause and the repair
- Your claim number and the adjuster's name
Do not throw away wet drywall, carpet or padding until the adjuster has seen it or you have photographed everything.
How a burst pipe repair goes, start to finish
This is the usual sequence once a plumber arrives.
- 1
Confirm the shutoff
We check that the water is off and trace where the pipe runs.
- 2
Expose the break
We cut a small, clean opening in the wall or floor if needed, and we use as little as possible.
- 3
Assess the pipe
We look at the pipe on both sides of the break to see whether it is a single failure or a sign of wider wear.
- 4
Repair and test
We replace the damaged section, restore water slowly and check for leaks under pressure.
- 5
Go over next steps
You get a clear explanation of the cause, whether other areas worry us and what drywall or flooring repair remains. We do not do painting or finish carpentry. Ask the City of Hanahan Building and Codes department whether the job needs a permit.
What affects the price of burst pipe repair
You should see a clear price before work starts, and it should say what the repair includes.
- Pipe material and size
- Copper, PEX, galvanized and cast iron each take different parts and time.
- How far the damage spreads
- One split section is a smaller job than several failed spots or a run that needs replacement.
- Access
- A pipe in an open crawlspace is easier than one inside a finished wall or under tile.
- Water damage and drying
- Our work stops the water and repairs the pipe. Drying, mold work and finish repairs are priced separately.
- Time of the call
- Nights, weekends and holidays cost more than scheduled work.
Many policies cover sudden, accidental burst damage and sometimes the cost of reaching the pipe, but not the pipe itself if it failed from age or corrosion. Ask your carrier before work starts.

Frequently asked questions
Do you handle burst pipe emergencies at night or on weekends in Hanahan?
Yes. Our dispatch is 24/7, so a licensed plumber can be sent after hours or on a weekend. Close the main shutoff first, then call.
What if I cannot find or turn the main shutoff?
Look where the line enters the house, along an outside wall, in the garage or near the water heater. If the valve will not turn, do not force it with a tool. Tell dispatch, and if the water is serious, call Charleston Water System at (843) 727-6800.
Can a burst pipe be repaired the same day?
Same-day appointments when available are offered, and many pipe breaks can be repaired in one visit. We serve Hanahan and nearby towns such as Goose Creek. A wall that needs drying first or a pipe that needs replacing in several places may take longer.
Is a burst pipe covered by homeowners insurance?
Sudden, accidental burst damage is often covered, while wear and corrosion usually are not. Policies differ, so ask your carrier and keep photos and invoices.
Is my polybutylene pipe going to burst?
Not necessarily. It is known for failing at fittings, though, and a home built in that era with gray plastic supply pipe should be inspected. Early replacement is usually cheaper than a repair after a flood.
How do I check that a plumber is licensed?
Verify any plumber with SC LLR, the Department of Labor, Licensing and Regulation, through its Residential Builders Commission, which licenses residential plumbing contractors. LLR licenses the individual, and a Certificate of Authorization is the company license.
