North Charleston houses run from a 1912 planned neighborhood to subdivisions built much later, and the pipes inside them have very different ages. When one of them fails at night, our licensed plumbers take the emergency call 24/7.

Plumbing trouble in North Charleston starts with the age of the house. A home in Park Circle, which a group of Charleston businessmen began laying out in 1912, has a different set of risks than one in a newer subdivision off Ashley Phosphate Road. Knowing which one you live in tells us what to check before we even open a toolbox.

Our shop at 1384 Remount Rd in Hanahan sits next to North Charleston's northern edge, about 5 miles and roughly 12 minutes from most of the city by road (an estimate). Emergency dispatch runs around the clock, so a backed up main line at 2 a.m. gets the same attention as one at 2 p.m.

Park Circle and the very old houses

Park Circle was planned as one of only two English Garden Style communities in the United States. That tells you the neighborhood is old, and an old house may still have original or early replacement pipe inside. Galvanized steel supply pipe rusts from the inside and narrows over time, and cast iron drain lines corrode from the inside as well.

We do not assume every Park Circle house has either. We look. If water pressure has dropped at every faucet, or rusty water shows after the system sits, galvanized supply is a suspect. If drains gurgle and clear only for a short time, cast iron or a sagging section is a suspect, and a sewer camera inspection shows which.

Pipe age by neighborhood type

This is a rough guide to what we look for, not a statement about any one street.

House typeSupply side concernDrain side concern
Pre-war or early 20th centuryGalvanized steel with low pressure and rustCast iron or clay, root and joint trouble
Mid-century ranch or bungalowMixed copper and older steel after partial updatesCast iron aging from the inside
Built roughly 1978 to 1995Possible gray plastic (polybutylene) supplyPVC or ABS, mostly sound unless damaged
Newer subdivisionCopper or plastic, usually soundPVC, trouble tends to be a clog or a damaged cleanout

Not every house fits its era. A past renovation can change everything, so we confirm material on site.

Before we arrive: if you have a burst pipe or active leak

A few minutes of work now keeps a North Charleston leak from turning into a gutted room.

Shut off the main valve

Turn the main shutoff at your house clockwise until it stops. If you cannot find or close it, call Charleston Water System at (843) 727-6800.

Kill power to wet areas

Switch off breakers serving wet rooms, only if you can reach the panel while standing on dry ground, otherwise stay out and call 911 or the electric utility.

Clear the area

Get furniture, paper and electronics up off the floor, and keep people out of the wet zone.

Call the 24/7 line

Tell us the address, which ZIP you are in, and what you see. Then stay near your phone.

Sewage backing up in a tub or floor drain

A sewer backup is an emergency because it carries waste into your living space.

Stop using water

No flushing, laundry or dishwasher. Every gallon you send down has nowhere to go.

Keep people and pets out

Raw sewage is unsafe on skin and surfaces. Keep children away from the affected room.

Do not pour chemicals

Drain openers can burn skin and make the plumber's job harder.

Call the 24/7 line

Tell us which fixtures back up, because that shows whether the clog is in a branch or the main.

How we work a failing sewer line

From first call to finished repair, the order is the same.

  1. 1

    Locate the cleanout

Most houses have a capped access point outside. We open it to see whether waste is standing.

  2. 2

    Run a camera

A small camera shows roots, breaks, a belly or collapsed pipe, with footage you can see.

  3. 3

    Clear the line

Cable-based drain cleaning or hydro jetting restores flow. We use whichever fits what the camera showed.

  4. 4

    Decide on repair

Spot repair, lining or replacement depends on length and condition. We explain each option.

  5. 5

    Confirm flow

After the work, we run water and check the line again before we leave.

Who serves your street: water, sewer and where to ask

Charleston Water System lists North Charleston in its retail water area. Sewer service is split. The North Charleston Sewer District serves portions of the city, along with parts of Charleston, Summerville and Lincolnville, so it does not cover every address.

That matters when a line fails, because the point of responsibility changes. A problem in the public main belongs to the utility, and a problem in your own lateral belongs to you. Confirm which utility serves your street before assuming, and we will help you work out which side of the line the trouble is on.

When repiping beats another repair

A third leak in the same stretch of pipe is a sign that the pipe, not the joint, is the problem. Repiping swaps the old supply lines for new ones, often with less wall damage than people expect. It makes the most sense when the pipe is galvanized, when polybutylene is present, or when pinhole leaks keep appearing.

We do not recommend it before a camera, a pressure test and a talk about your plans for the house. If you intend to sell soon, a clear written scope matters. If you plan to stay, the case for doing it once gets stronger.

What shapes the price of sewer and drain work in North Charleston

You hear a clear price before work starts. These are the factors behind it.

Length and depth of the line
A short repair near the house is simpler than one under a driveway or a mature tree.
Cause of the blockage
A grease clog clears quickly. Roots and a collapsed section take more time and equipment.
Method
Cabling costs less than jetting, and replacement costs several times a spot repair.
Access
A clear cleanout saves time. If we must dig, surface restoration adds to the job.
Permits
Some sewer work needs a permit. Ask the building office for your jurisdiction, which differs by county.

Homeowners policies often exclude sewer backup unless you added a rider. Ask your carrier before the work, and keep your camera footage.

Coverage across the city, and into Charleston

The four North Charleston ZIP codes we serve are 29405, 29406, 29418 and 29420, and we serve addresses along Rivers Avenue, Dorchester Road and Ashley Phosphate Road. We also reach downtown Charleston and West Ashley when the call justifies the longer drive. Neighborhoods like Russelldale, Ferndale, Morningside and Liberty Park fall inside our normal ring.

Just north, Goose Creek and Ladson have their own pages with different local detail.

Signs a drain line is failing

Two or more of these on the same day is a reason to call.

  • Gurgling from a tub or sink when another fixture drains
  • Water backing up into a floor drain or shower
  • A sewage smell near a cleanout or in the yard
  • A damp or sunken patch of lawn between the house and street
  • Slow drains in more than one bathroom

Frequently asked questions

Do you cover every ZIP code in North Charleston?

We serve all four North Charleston ZIPs: 29405, 29406, 29418 and 29420. We chose 29405 as the headline ZIP because it has the largest population among the ZIPs where North Charleston is the USPS city. The zip-codes.com listing labels 29406 as North Charleston too, even though the USPS default city there is Charleston.

Is emergency service available in North Charleston?

Yes. Emergency dispatch runs 24/7, so sewer backups, burst pipes and failed water heaters get a response on nights, weekends and holidays. Call and describe the problem and we will tell you what to shut off first.

Which part of North Charleston gets sewer from the North Charleston Sewer District?

Only portions. The district serves parts of North Charleston, Charleston, Summerville and Lincolnville, and not every address. Charleston Water System handles retail water in the city. Confirm which utility serves your street by checking a bill or asking the utility directly.

Can you find out whether my old house has galvanized or cast iron pipe?

Usually yes. Galvanized supply shows as gray threaded pipe, and cast iron drains look dark and heavy with a hub fitting. A camera and a visual check in the crawl space or basement settle it. We confirm on site because earlier owners may have replaced sections.

Should I worry about drain trouble if I live in a newer subdivision?

Less about material and more about use. PVC drains rarely corrode, but clogs, a damaged cleanout, or a kitchen line full of grease still happen. A camera run answers the question quickly.

How do I verify a plumber's license?

Check the individual with the SC Residential Builders Commission at LLR. A Certificate of Authorization is the company license. Do it before work starts.
